Woodstock is where we work out of every day. Our trucks leave from here each morning, whether the job is three streets from downtown or out on the Towne Lake side. That matters more than it sounds like it should. We know which neighborhoods sit on concrete slab and which have crawlspaces, we know how the older homes near the historic downtown were built, and we know how Cherokee County’s humidity swings through the seasons because we live in it too.
Downtown Woodstock has a smaller set of older homes with original solid oak under decades of carpet or vinyl. Pull that up and you’ll usually find something worth saving, and refinishing usually beats replacing. Solid boards are real wood all the way through, so they can be sanded and refinished more than once.
Most Woodstock homes are far newer than downtown. The U.S. Census Bureau’s estimates for the city show about 43 percent of homes built in the 2000s, about 26 percent in the 2010s and about 15 percent in the 1990s. Fewer than 7 percent were built before 1980. In other words, more than eight in ten Woodstock homes went up between 1990 and 2019.
That puts most of the floors we’re asked about in a few groups: builder-grade engineered hardwood on the main level that’s due for a screen and recoat, carpet or laminate owners want to replace with real wood, and hardwood with ten or fifteen years of kids, dogs and daily traffic.

Cherokee County’s humidity swings enough through the year that new hardwood has to adjust to your home’s real conditions before it goes down. That means a few days at minimum, in the rooms where it will be installed, not in a garage or on a truck. Skip that step and you risk gaps or buckling later, even when the install looks perfect on day one.
Many Woodstock floors that need refinishing are builder-grade: prefinished solid or engineered boards whose factory finish has worn through in the traffic lanes, from the kitchen to the back door. Whether that calls for a full sand or a screen and recoat depends on what has worn out, and we check that on site before we recommend either. A full sand takes the floor to bare wood. That is what changes the color, removes scratches that are in the wood, and fixes finish that has worn through. A screen and recoat renews only the top coat, so it suits a floor that looks dull but is still sound. On engineered boards we check the wear layer first. On one Woodstock job, chipping 3/4-inch factory-finished birch was sanded and refinished and made new again.

The finish changes the look. On an older pine floor in a Woodstock renovation we used traditional oil-based urethane in a satin sheen, in thick coats that bring out the wood’s natural character. On a Woodstock red oak floor the homeowner wanted to go from an older brown to a bright, natural look, so we used Bona NaturalSeal and Bona Mega One, super clear water-based finishes. For a low-sheen natural look we also offer hardwax oil finishes.
Stairs are part of many Woodstock refinishes. On one job we resanded the main level and the stair treads and finished both in Provincial stain with oil-based polyurethane, so the stairs match the floor.

We removed old engineered hardwood that had lost its luster and installed solid No. 2 grade white oak in its place. That grade has mineral streaks, knots and pinholes, which gives the floor a more rustic look. To go with the existing red oak stair treads, the homeowner chose an Early American stain. We finished the floors with oil-based polyurethane.
This project put 5-inch wide red oak floors on the upper level of a Woodstock home. We also resanded the main level and the stair treads, then finished them with a classic Provincial stain and oil-based polyurethane. Our write-up of the job says the result highlights the natural beauty of the wood.
We refinished the red oak floors in a Woodstock home, taking them from an older brown to a bright, natural look. We used Bona Natural Seal and Bona Mega One, super clear, residential-grade finishes meant to protect and enhance the wood’s natural character.
These were 3/4-inch factory-finished birch floors with a poorly applied finish: severe chipping, a topcoat wearing away and a dark stain flaking off to show light wood underneath. The homeowner had been told the floors could not be sanded and had to be replaced. We sanded them instead and finished with Bona NaturalSeal and Bona Traffic HD.
A full-home project that touched nearly every level. We demolished the old tile in the family room, the mismatched flooring in the upstairs master bedroom and the old stair treads. New solid red oak was blended and laced into the existing areas, finished in Provincial stain, with new custom stair treads to match. The basement got COREtec LVP.
Towne Lake homes were mostly built from the late 1990s through the 2010s, so the floors we see there are usually ten to twenty-five years old. Many have builder-grade engineered hardwood on the main level, and many kitchens still have laminate that owners are ready to replace.
One job in the Towne Lake Hills community (video posted April 2026) shows the kind of work that comes up. The existing white oak floors had developed the dated orange tone that many Atlanta-area homes get over the years. When we arrived we also found multiple gaps between the boards and areas with poor lacing from earlier installations, and we corrected both. We sanded the entire main floor, plus the stair treads, rails and posts, down to raw wood. The homeowner chose a rich Provincial stain, and we sealed it with a durable oil-based polyurethane. When the main-level floor is engineered, the first question is whether it needs sanding at all. If the wear layer is intact and the floor is only dull or scuffed, a screen and recoat is often enough, and it takes less time than a full sand. If the scuffs have worn through to bare wood, or the color has changed, we sand and refinish. We check on site before recommending either.
In a kitchen, pulling out laminate and putting in real wood is a normal tear-out and install, and the main thing to plan for is moisture near the sink and dishwasher. That is why we often suggest engineered hardwood in a kitchen rather than solid. The subfloor gets checked before any new floor goes down.

Yes. We work throughout Woodstock and all of Cherokee County, from the historic downtown blocks to the newer construction near Towne Lake and the I-575 corridor.
It does. Solid hardwood needs to be nailed into a wood subfloor, which a slab doesn't give you. On a slab, we're typically looking at engineered hardwood, either glued down or floated over an underlayment. It still looks and feels like real wood floor-to-floor, it's just built to handle a concrete subfloor the way solid boards can't.
If the wear layer is still intact and it's just surface scuffing, a screen and recoat is usually enough — we scuff up the existing finish and add a fresh topcoat without sanding into the wood. If the scuffs have worn through to bare wood or there's discoloration, that's a sign we need to sand and refinish properly. We'll check it on site before recommending either.
It is, and we do this kind of kitchen upgrade in Towne Lake. The main thing to plan for is moisture near the sink and dishwasher, so we often recommend engineered hardwood in a kitchen rather than solid. Beyond that, it's a normal tear-out and install — the laminate comes up, subfloor gets checked, and real wood goes down in its place.

Often, yes. How well new boards blend depends on the species, the board width, the age of the existing floor and how the wood takes stain. On one Woodstock job we replaced old engineered hardwood with solid white oak and used an Early American stain to complement the existing red oak stair treads. On another, we blended and laced new red oak into the existing floors. Where new and old boards meet, we usually sand and finish the whole connected area together so the color and sheen read as one floor. We'll check samples on site before recommending a plan.
