Lumber Market Volatility and What It Means for Your Project

Lumber futures pricing has been unusually volatile in recent years, driven by mill capacity, transportation bottlenecks, and swings in new-construction demand. Those market swings ripple down to flooring material costs and how long a special-order species takes to arrive, which is part of why we plan every job around a real, current quote rather than a number pulled from months ago.

We carry access to hundreds of engineered, laminate, vinyl, and solid prefinished hardwood options, which gives us flexibility to match a look and a timeline even when one particular species or mill run is running behind.

If timing matters for your project — a move-in date, a holiday, a home sale — tell us up front during your free estimate. We will factor material lead time into the schedule honestly instead of guessing.

Why We Don't Publish a Price List

Floor condition varies too much for a published number to mean anything, market swings aside. Two floors of the same square footage can need completely different scopes of work depending on wear, existing finish, and subfloor condition, so every homeowner gets a real, itemized number based on an in-person look rather than a website estimate that would have to change once we actually saw the floor.

The condition of the existing floor and whether it needs a full sand-and-refinish versus a lighter screen-and-recoat is usually the bigger swing factor in a quote than the raw material market, which is why we always start with the water-drop test and an on-site walkthrough rather than a number over the phone.

Whatever the lumber market is doing, financing up to $55,000 with interest-free options from $30 a month, subject to approval, is available on every project we quote.

Species Options When Markets Are Tight

When a specific species or mill run is running behind, we carry access to hundreds of engineered, laminate, vinyl, and solid prefinished hardwood options, so a tight material market rarely has to delay a project outright. Our planetary sander and finish process treat every species the same way regardless of what it costs on the commodity side — multiple counter-rotating discs for an even cut, and physical samples so you can see the finished look before committing.

Financing is available up to $55,000, with interest-free options starting from $30 a month, subject to approval, whatever species and finish combination you land on.

500+ Reviews, 25 Years, One On-Site Process

Lumber markets are outside anyone's control, but our process is not. Every project starts with a free, on-site visit where we assess your floor's actual condition, bring physical stain and finish samples, and write up an itemized estimate before any work begins. That process is the same one that has earned The Hardwood Guys more than 500 five-star Google reviews and multiple TV features since we started in 2001.

More than 50,000 completed jobs later, the crew that shows up for your estimate has seen just about every combination of species, finish, and floor condition North Metro Atlanta has to offer, market swings included.

Call 470-826-3581 or request your free estimate below, and we will give you a straight, written answer on what your project actually needs, market conditions aside.

We will always tell you plainly if a specific species is running behind on a mill order, and offer a comparable alternative rather than leaving your project waiting on a single supplier.

That same flexibility applies to stair parts and specialty cuts, which we special-order to match an existing floor whenever a repair or an addition calls for it, market conditions aside.
