We do not list prices on our website, because floor condition varies too much for a published number to mean anything. Two floors of the same size can need completely different scopes of work depending on wear, existing finish, and subfloor condition, so every homeowner gets a real, itemized number based on their actual floor rather than a website estimate that would just have to change once we saw it in person.
The single biggest factor that raises a job's cost is stairs, if present, since every tread and riser is hand-worked with no way to speed it up with a large sander. Beyond stairs, the existing condition of the floor matters most: a lightly worn floor that only needs a screen and recoat costs a fraction of one that needs a full sand down to bare wood.
In almost every case where the existing hardwood is structurally sound, refinishing is cheaper than replacing it outright, since it keeps the wood already in place and avoids the cost of demolition and new material.
